Sime Darby Property Reimagines the Future of Malaysian Homes Through ‘Concept Home 2030 Competition’

ARA DAMANSARA, 25 AUGUST 2021 - Imagine the quintessential Malaysian terrace home. Now break the mould. Sime Darby Property Berhad (“Sime Darby Property” or “Company”) is ready to reinvent the run-of-the-mill terrace homes to fit the future, with a complete overhaul from the inception of the idea, to how these houses are designed and built to suit homeowners’ every need.

2020 was the year homes became more important than ever as a global disruption changed the way we live. However, the mainstay of Malaysian homes, the terrace house, has barely changed over the decades. Sime Darby Property intends to seize the opportunity to envision life in the future by reimagining how we will live

To make the vision a reality, Sime Darby Property is pleased to announce the ‘Concept Home 2030 Competition’ (“Competition”) in partnership with Malaysian Institute of Architects (“Pertubuhan Akitek Malaysia” or “PAM”). The Competition invites corporate architects registered with PAM to reimagine the potential Malaysian style of living in 2030 and articulate their vision of the future-ready terrace home by stepping outside the box to produce ideas that will truly make a dynamic shift in how we live, and for Sime Darby Property to bring the future to Malaysians.

It is not about merely designing a house with a green façade that is buildable tomorrow, participating architects are encouraged to push the boundaries with futuristic and inspirational ideas to disrupt the way we design, develop and build people-centric homes via construction tech, property tech and design tech for sustainable communities & townships of the future. From building materials and methods in the construction phase, to sustainable living features beyond the walls of the home, these envisioned terrace homes are premised on conceptual and advanced technology of a Concept Home.

The Concept Home should aim to have highly flexible space utilisation and customisable features to cater to multiple members to work and learn from home at any given time. The home should be expandable based on human needs and on modular fundamentals that truly redefine community, rather than just individual homes.

Sime Darby Property’s Group Managing Director, Dato’ Azmir Merican said, “The principles of ‘form follows function’, has served our society for generations. To shape the future of how we live, we must discover trailblazing ideas from visionaries of the built realm. The biggest challenge to solve for Malaysian terrace home designs today is for it to be built and function efficiently with versatile space which allows diverse functions and use. The future is calling for these ideas today.

We must respond to disruptions and concerns from the past few decades, especially ones related to climate change, home ownership, material scarcity, as well as evolving lifestyles. Through this Competition, we want to see the vision of tomorrow’s homes inbuilt with sophisticated technology and features that can improve quality of life and enable more productivity”.

The Competition encourages participants to address upcoming mega trends and future home predictions, while finding new ways of designing, building, and innovating homes to close the existing gaps in the market. Sime Darby Property’s history in revolutionising home design and bringing new ideas before its time was conceptualised over a decade ago through its ‘Idea House’ - a ‘carbon-neutral concept dwelling’ for sustainable housing which was the first of such a concept in Southeast Asia. Elements from the Idea House concept have been adapted in its more recent residential home products, specifically in City of Elmina, Shah Alam.

Today, Sime Darby Property is taking this further and in search of disruptive concepts to build prototypes that will challenge the norm, adapt to ever-changing trends, reinvent the terrace home from all aspects of technology, sustainability, modularity and future lifestyles to say the least, and reimagine how these new home ideas fit into a future community.

“The peak is yet to come for the property industry, and our Concept Home 2030 vision will drive us towards bigger things to come. We are pleased to partner with PAM in this Competition, as well as open to collaborate with other market and technology players to bring best innovation and solutions to infuse future homes with technology and Artificial Intelligence for the home to be able to think for itself and its occupants. Join Sime Darby Property in a journey to the future as we develop the next generation living experience and we urge the industry to accelerate innovation in developing future homes and townships of tomorrow, together”, said Dato’ Azmir.

PAM President, Datuk Ar. Ezumi Harzani bin Ismail said, “Through this design ideas competition, we expect to see innovative ideas that will change the future trend, bringing in new interactive technologies that allow people to communicate with their homes and houses that are responsive to the environment based on the needs and desires of Malaysian modern living”.

The Competition invites participation from architects registered with PAM, starting from 16 August 2021 and involve multiple stages before results are announced in January 2022. Entries will be judged by a distinguished panel of adjudicators consisting of Sime Darby Property and PAM representatives. The competition winner will win RM100,000 plus prospective commission of executing a virtual or physical showcase project with Sime Darby Property, while second and third placed winners will take home RM75,000 and RM50,000 respectively. Beyond the top three winners, the competition will also award two Honorary Mention prizes and a ‘People’s Choice Award’ in which public voting will be online for Malaysians to vote for their favourite submissions.

Catalytic megatrends have given rise to the need for a paradigm shift in the way future dwelling places are designed, built and delivered.

The Star - CHANGING HOW FUTURE HOMES ARE DESIGNED

ARA DAMANSARA, 17 JANUARY 2022 - Sime Darby Property’s Concept Home 2030 initiative challenges architects to realise their visions of the future.

LET’S take a moment to examine the quintessential Malaysian home.

The most typical dwelling for Malaysian families is the double-storey terrace house, a design which dates back to the 16th century but came to our shores with the arrival of the British.

Modelled after London’s Victorian terrace houses, these homes generally had living areas at the front, sleeping quarters upstairs and the kitchen at the far back.

As we progressed as a nation, new lifestyle influences and design styles started transforming this concept.

Unlike the working-class design of closely packed shoeboxes of the inner cities in the past, terrace houses in recent years have wider frontages, airy interiors and modern design elements.

Fast forward to today – a pivotal time for change.

The global pandemic has affected almost every area of our lives – from how we work to how we socialise, entertain, shop, live, destress and work out – while climate and environmental changes have led to a necessary demand for better sustainability.

These catalytic megatrends have given rise to the need for a paradigm shift in the way future dwelling places are designed, built and delivered to the next generation of homeowners.

Sime Darby Property group managing director Datuk Azmir Merican: “We want to see the vision of tomorrow’s homes in-built with sophisticated technology and features.”

Concept Home 2030 initiative

Recognising these megatrends, Sime Darby Property quickly began to look beyond “business as usual” and to initiate new futureproofing strategies.

A young and dynamic task force was mobilised to look into how life could be in 10 years’ time and thus, the Concept Home 2030 initiative was born.

Concept Home 2030’s agenda is simple: it challenges how homes could be designed and built in the future, by allowing the best architects and visionaries in the nation to engage and exchange solutions with the industry, consumers and the public.

The desired result is the discovery of excellent ideas, which can be turned into great designs that are then turned into prototypes.

Sime Darby Property’s group managing director, Datuk Azmir Merican said, “Visionaries frequently return to the drawing board to develop radical designs that change the fundamental ideas of how a car should look and perform.

“So, why can’t the same be done for our homes?

Malaysian Institute of Architects (PAM) president, Datuk Ezumi Harzani Ismail: “Through this design ideas competition, we expect to see innovative ideas that will change the future trend.”

“Concept Home 2030 is an opportunity for us to do this, to showcase what can transpire when great minds come together, and excellent ideas are brought to life.”

Reimagining terrace homes

As the first step of such an initiative is ideation and design-sourcing, Sime Darby Property partnered with the Malaysian Institute of Architects (PAM) in August 2021 to organise the Concept Home 2030 Competition, challenging visionaries throughout the nation to redesign the quintessential terrace home of the future.

Competitors are tasked to articulate their vision by stepping outside the box and produce game-changing ideas that shift the dynamics on how we live.

They are required to base their designs on four pillars - to use sustainable solutions, have modern construction methods, are modular or expandable and are tech-infused.

Datuk Azmir explained: “Some of the biggest challenges for Malaysian terrace home designs today include the cost incurred, lack of sustainable features as well as limited versatile spaces that allow diverse functions and uses.

“Through this competition, we want to see the vision of tomorrow’s homes in-built with sophisticated technology and features that can improve quality of life and enhance productivity.”

PAM president, Datuk Ezumi Harzani Ismail said, “Through this design ideas competition, we expect to see innovative ideas that will change the future trend, bringing in new interactive technologies that allow people to communicate with their homes and houses, which are responsive to the environment based on the needs and desires of Malaysian modern living.”

The competition received 171 registrants, the highest number to date for any competition organised by PAM.

Ten finalists have been shortlisted to move into the final stage of judging and the final winners will be announced on Jan 22 during a live judging event.

The public has a say

What is unique about this competition is that it is also a testing ground to gather public opinion and feedback on what design features people really want to see in their future homes.

The organisers are calling for the public from all walks of life, be they trailblazers and future innovators, design or sustainability enthusiasts, students, housewives or homeowners, to visit the concept home website and have their say by voting for their favourite designs among the top 10 finalists.

Voting closes on Jan 22 at 4pm. The submission with the most online votes will be announced as the winner of the People’s Choice Award and receive a prize of RM10,000.

Those who are interested to vote can visit the competition website at https://concepthome2030.simedarbyproperty.com/

The Star - Redesigning terrace homes

Monday, 30 Aug 2021 - AWARD-winning property group Sime Darby Property Bhd (SDPB) is ready to reinvent the run-of-the-mill terrace home to make it fit for the future.

From inception of concept to design and build, the future terrace home is to be designed in such a way to suit a homeowner’s needs in all respects.

Last year, global disruption started to change the way we live and work. Nevertheless, the terrace house, as we know it, has barely changed over the decades.

In response, SDPB is seizing the opportunity to present a challenge — to foresee life in the future by reimagining how communities will live and work.

It seeks to do this through the Concept Home 2030 Competition, in partnership with Malaysian Institute of Architects (PAM).

The competition invites corporate architects registered with PAM to envision the Malaysian style of living in 2030 and to articulate their vision of the future-ready terrace house with ideas that will truly make a dynamic shift in how we live.

Participating architects are encouraged to push the boundaries with futuristic and inspirational ideas to disrupt the way people-centric homes are designed, developed and built via construction tech, property tech and design tech for sustainable communities and townships of the future.

They encompass building materials and methods in the construction phase, to sustainable living features beyond the walls of the home.

The Concept Home should aim to have highly flexible space utilisation and customisable features to cater to multiple members working and learning from home at any given time.

The home should be expandable based on human needs and on modular fundamentals that truly redefine community, rather than just individual homes.

“The biggest challenge to solve for Malaysian terrace home designs today is for it to function efficiently, with versatile space that allows for diverse functions and use.

“We must respond to disruptions and concerns, especially those related to climate change, home ownership and material scarcity as well as evolving lifestyles,” said SDPB group managing director Datuk Azmir Merican.

“Through this competition, we want to see the vision of tomorrow’s homes inbuilt with sophisticated technology and features that can improve quality of life and enable more productivity.”

The competition encourages participants to close the existing gaps in the market.

SDPB’s history in revolutionising home design and bringing new ideas before its time was conceptualised over a decade ago through its “Idea House” — a “carbon-neutral concept dwelling” for sustainable housing which was a first in concept in South-East Asia.

Elements from the Idea House concept have been adapted in its more recent residential home products, specifically in City of Elmina, Shah Alam.

Today, SDPB is taking this further — in search of disruptive concepts to build prototypes that will challenge the norm, reinvent the terrace home from all aspects of technology, sustainability, modularity and future lifestyles, and reimagine how these new home ideas fit into a future community.

Azmir said, “The peak is yet to come for the property industry, and our Concept Home 2030 vision will drive us towards bigger things to come.”

On the collaboration with PAM, he said they were pleased to partner with the institute in this competition.

“We are open to collaborating with other market and technology players to bring the best innovations and solutions, to infuse future homes with technology and Artificial Intelligence, for the home to be able to think for itself and its occupants.

“We urge the industry to accelerate innovation in developing future homes and townships of tomorrow together,” Azmir added.

PAM president Datuk Ezumi Harzani Ismail said through this design ideas competition, “we expect to see innovative ideas that will change the future trend, bringing in new interactive technologies that allow people to communicate with their homes and houses that are responsive to the environment based on the needs and desires of Malaysian modern living.”

The competition, which kicked off on Aug 16, invites participation from architects registered with PAM and submissions will go through several stages before the results are announced in January next year.

Entries will be judged by a panel of adjudicators comprising SDPB and PAM representatives.

The winner will receive RM100,000, plus a prospective commission of executing a virtual or physical showcase project with SDPB.

Second and third-placed winners will take home RM75,000 and RM50,000 respectively.

The competition will also award two Honorary Mention prizes and a “People’s Choice Award” in which Malaysians can go online to vote for their favourite submissions.

The Star - Disruptive Concept of Homes in the Metaverse takes first prize in Sime Darby Property's Concept Home 2030 Competition

Monday, 24 JANUARY 2022 - WITH the rapid change the world is undergoing today, it is hardly surprising that there is an ensuing transformation in lifestyles and living, particularly in the new normal brought on by the pandemic.

The increasing awareness of the fragility of our ecosystem has led to a global shift towards sustainable living practices. Aside from this, there is also a growing demand for improved communication channels and technological conveniences to keep us connected from the comfort of our homes.

To ensure that our typical homes can keep up with the changing times, Sime Darby Property launched the Concept Home 2030 initiative. Its goal is to create a platform for industry experts and consumers to exchange innovative solutions and challenge the way homes are designed and built in the future.

Under this initiative, Sime Darby Property partnered with the Malaysian Institute of Architects (PAM) in August 2021 to organise the Concept Home 2030 Competition, inviting the nation’s visionaries of the built realm to radically reimagine how homes would and should look like in 2030. The competition challenges participants to push the limits of conventional terrace houses by focusing on four key pillars — sustainable solutions, modern construction methods, modular designs that are expandable as well as customisable, and AI or tech-infused homes.

Receiving 171 registrations, the highest number of entries in the history of PAM's competitions, the competition pushed the participants to return to the drawing board, redesign the built environment and incorporate futuristic methodologies without compromising on aesthetics.

Ten finalists presented their concepts through a live judging event on 22 January 2022 and were evaluated by a panel of esteemed judges consisting of representatives from Sime Darby Property and PAM. The winning concepts were selected based on the ingenuity of their design and how they demonstrated a holistic approach in incorporating the competition’s four pillars.

Qhawarizmi Architect was announced as the winner of the Concept Home 2030 Competition, taking home a cash prize of RM100,000. Their concept, ‘Non-Fungible Terraces’, proposed a digital home that is built on blockchain — one that allows owners to socialise and work in the metaverse — and that can be eventually translated into the physical world.

“We wanted to explore how real estate products can be digitalised to complement and improve on the physical version. The digital sphere allows us to expand our audience in business, work, and education — for example, a teacher can emerge in your living room in augmented reality,” says Ar. Qhawarizmi Norhisha of his winning concept. “We’re not prescribing the physicality of the house: we’re proposing a way of thinking about future homes that is empowered by blockchain technology.” The judges commented that the concept was “a truly futuristic idea — a total innovative solution that addresses all the concerns about building for the future.”

Second prize winner, Arkitek Seni Kenyalang, bagged RM75,000 with their submission titled ‘Project Eco-Preneur’ which focused on presenting terrace houses in a sub-cluster plan that will be built with 3D printing automated construction sequence under a common ecosystem with centralised green and social event space. An RM50,000 cash prize was awarded to the third-place winner, RE Design/Boon Zi Yang with their submission titled ‘I-LIVE’ that empowers homeowners to customise their homes with flexible volume sizes, dynamic façade and activation of under-utilised spaces.

Two Honorary Mentions, each with a cash prize of RM10,000, were awarded to Cheong Gin Yong Architect with their concept ‘Breathing Ground’, and Arkitek Oma and Shah Architect with their submission ‘Half House’.

Additionally, the public had a say in their favourite designs among the ten shortlisted concepts through an online voting campaign during the final phase of the competition. Cipta Teguh Architects received more than 1,200 votes to win the People’s Choice Award with their concept ‘Roomah+’, which portrays homes to be expandable to meet homeowners ever-changing needs.

What’s next

The competition is the first step of the Concept Home 2030 initiative. Though the competition has come to an end, the initiative is ongoing as part of Sime Darby Property’s effort to continuously innovate and lead the way in creating future-proof homes that address consumer and environmental needs more holistically.

Moving forward, the developer is looking to collaborate with leaders in construction, digital technology, and sustainability initiatives to bring these innovative home solutions a step closer to reality. Sime Darby Property will also continue to engage the public for feedback as it works towards building future homes that truly meet the evolving needs of homeowners.

Ultimately, Sime Darby Property hopes that the initiative could encourage the industry to work together to build homes that are modular, innovative, smart, and sustainable. This would put Malaysia at the forefront of future living and technology, ensuring future generations will be able to enjoy the best standard of living possible.

NST - Sime Darby Property is on a mission to reinvent how homes are built in the future

August 25, 2021 - Sime Darby Property Bhd is seizing the opportunity amid the ongoing pandemic to reimagine the potential Malaysian style of living in 2030.

The developer aims to achieve this through its Concept Home 2030 Competition where it will work in partnership with the Malaysian Institute of Architects (PAM) to reinvent the run-of-the-mill terraced homes, designed and built to suit homeowners' needs.

Sime Darby Property Bhd group managing director, Datuk Azmir Merican said the biggest challenge to solve for Malaysian terraced home designs today is for it to be built and function efficiently with versatile space which allows diverse functions and use.

Sime Darby Property group managing director, Datuk Azmir Merican said the competition encourages participants to address upcoming megatrends and future home predictions, while finding new ways of designing, building, and innovating homes to close the existing gaps in the market.

"It is not about merely designing a house with a green façade that is buildable tomorrow, participating architects are encouraged to push the boundaries with futuristic and inspirational ideas to disrupt the way we design, develop and build people-centric homes via construction, property, and design technology for sustainable communities and townships of the future," he said.

"To shape the future of how we live, we must discover trailblazing ideas from visionaries of the built realm. The biggest challenge to solve for Malaysian terraced home designs today is for it to be built and function efficiently with versatile space which allows diverse functions and use," added Azmir.

The Concept Home should aim to have highly flexible space utilisation and customisable features to cater to multiple members to work and learn from home.

The home should also be expandable based on human needs and modular fundamentals, rather than just individual homes.

"We must respond to disruptions and concerns from the past few decades, especially ones related to climate change, homeownership, material scarcity, as well as evolving lifestyles. Through this competition, we want to see the vision of tomorrow's homes inbuilt with sophisticated technology and features that can improve quality of life and enable more productivity," said Azmir.

Sime Darby Property's history in revolutionising the home design and bringing new ideas before its time was conceptualised over a decade ago through its 'Idea House' - a 'carbon-neutral concept dwelling' for sustainable housing which was the first of such a concept in Southeast Asia.

Elements from the Idea House concept have been adapted in its more recent residential home products, specifically in the City of Elmina, Shah Alam.

The developer is taking a step further and is in search of disruptive concepts to build prototypes that will challenge the norm, adapt to ever-changing trends, reinvent the terrace home from all aspects of technology, sustainability, modularityn and future lifestyles.

"The peak is yet to come for the property industry, and our Concept Home 2030 vision will drive us towards bigger things to come," Azmir said.

Azmir said Sime Darby Property is open to collaborating with other market and technology players to bring the best innovation and solutions to infuse future homes with technology and Artificial Intelligence.

The competition is open to architects registered with PAM, effective August 16, and involves multiple stages before results are announced in January 2022.

Entries will be judged by a distinguished panel of adjudicators consisting of Sime Darby Property and PAM representatives.

The competition winner will win RM100,000 plus prospective commission of executing a virtual or physical showcase project with Sime Darby Property, while second and third-placed winners will take home RM75,000 and RM50,000 respectively.

NST – Qhawarizmi Architect wins first prize in Sime Darby Property's Concept Home 2030 Competition

2 February 2022 - Qhawarizmi Architect won the first prize in Sime Darby Property Berhad's Concept Home 2030 Competition (CH2030), receiving RM100,000 in cash and a future commission to execute a virtual or physical showcase project with the property company.

The architect firm's submission, titled 'non-fungible terraces,' was praised for its truly futuristic and innovative digital-physical twinning development concept, demonstrating future home purchase options using blockchain technology.

It has a generative design and an innovative modular construction solution that responds to how homes are built based on the homeowners' preferences, with the ability to adapt to their changing lifestyles and be sensitive to future needs.

The concept also promotes net-zero carbon living based on artificial intelligence and metaverse technology.

Arkitek Seni Kenyalang took home the second prize of RM75,000.

The firm's entry, titled 'project eco preneur,' focused on presenting terrace houses in a sub-cluster plan built with 3D printing automated construction sequence under a typical ecosystem with centralised green and social event spaces.

The scheme aims to give buyers freedom to choose through generative design based on current and future individual needs.

Space module variations can be composed over a database platform, presenting multiple options for material usage and carbon calculation. Houdini algorithms are used to create dynamic environments that can be set with formative requirements to maintain spatial quality and sufficiency.

The project eco preneur method is not limited to single units. Nonetheless, it extends to master planning across varying land profiles, where streetscapes, green areas, and amenities can be distributed evenly and adequately. Former spaces, such as back-lanes, are being repurposed as biophilic and community spaces.

RE Design/Boon Zi Yang won third place and an RM50,000 cash prize for their submission titled 'i-LIVE,' which allows homeowners to customise their homes through flexible volume sizes, dynamic façade design, and activation of underutilised spaces.

i-LIVE is a design approach that emphasises uniqueness, idyllic beauty, and intelligence. It is not designed for a beautiful façade but rather for a system that uses pre-fab technology to allow each owner to easily and affordably customise the aesthetic of their house to reflect their individuality better. This results in a home that each owner can be proud of while maintaining streetscape coherence.

Sime Darby Property group managing director Datuk Azmir Merican said that the company was impressed with the CH2030 competition submissions.

He said each company demonstrated how to use technology and materials in novel ways and painted a vivid picture of how these elements can contribute to better homes in the future.

"Kudos to the winners who showcased a unique set of skills and talent, especially in executing imaginative ideas and articulating their vision through their design of a conceptual future home that is modular, innovative, smart and sustainable. We are excited to move forward into the next phase, which will bring us a step closer to creating a prototype and experience these ideas coming to life," he stated in a recent statement.

Aside from the top three awards, the CH2030 competition awarded two honorary mention prizes of RM10,000 each to Cheong Gin Yong Architect for its submission 'breathing ground' and Arkitek Oma and Shah Architect for their submission 'half house.'

The People's Choice Award was a special category in the competition based on votes cast online by members of the public during the final phase. Cipta Teguh Architects won the award after receiving over 1,200 online votes for their entry titled 'ROOMAH+,' which depicts future terrace homes as sustainable and climate-friendly.

The company began with a single solution in which a single wall module is integrated with nearly all building systems and smart technologies for domestic use. The ROOM+ module's design consideration is based on the prefabrication right up to the delivery process, from how the walls can be assembled into a room and put together into a house.

It reduced the module's size to allow manual labour and efficient transportation. Universal joints allow the panels to be added, removed, and interchanged, allowing for customisation and keeping the house updated with technology.

Cipta Teguh Architects’ ROOMAH+ design, which depicts future terrace homes as sustainable and climate-friendly.

ROOMAH+, according to the company, is for everyone - from a bachelor, a couple, a small family, to a large family with three generations living under one roof.

The CH2030 competition was launched in August 2021 by Sime Darby Property in partnership with the Malaysian Institute of Architects (Pertubuhan Akitek Malaysia or PAM).

Its goal is to challenge the country's visionary architects to design Malaysian homes of the future with innovative ideas that anticipate future needs and lifestyles while leveraging the depth and breadth of technological capabilities.

The competition received 171 registrations from PAM-registered architects. Representatives from Sime Darby Property and PAM judged the entries.

Winning entries were recognised for their overall concept and ideas and their ability to uphold the CH2030 competition's four main pillars, namely sustainable solutions, modular expandable and customizable, modern methods of construction, and tech-infused: a home brain in the design.

The EDGE Markets - Future Homes Reimagined Through Sime Darby Property’s Concept Home 2030

17 January 2021 - Imagine if our ancestors did not have the foresight to upgrade their homes and living conditions. Would we still be living in caves? Possibly. And, would we be wishing that we had ancestors who thought about the future generations and acted accordingly? Very likely.

Be it because of a global pandemic, climate change, or simply wanting to create sustainable living, the need to futureproof our lives is now inevitable. Our conventional concept of home and living is constantly disrupted, and it is only prudent that we follow the trend of our forefathers and prepare for what may lie ahead.

The concept of a home is changing as does the way it is constructed. With the climate crisis exposing the short-sighted planning of some homes, property developers are now more cognisant of their responsibility in creating sustainable developments.

According to a 2021 research by the Boston Consulting Group, the property industry is building new forms of housing that are affordable, shared, eco-friendly, flexible, stylish and healthy, with these alternatives to traditional homes making up 4% to 6% of all new residential units built in any given year. The study also shows that the demand for futuristic housing will only increase in the coming years.

“I am excited about the fact that we are not simply wasting our resources in a global crisis. We have learnt so much from the uncertainties and have grown from them. We used the experience gained to focus on how we have built properties over the years and how we can change it by approaching the idea from different angles,” said Sime Darby Property Group Managing Director, Dato’ Azmir Merican.

As a pioneering property developer with 24 townships and developments in Malaysia, Sime Darby Property does know a thing or two about sustainable development. It also has a distinguished presence in the United Kingdom as part of the Malaysian consortium to redevelop the iconic Battersea Power Station in Central London. Oh, and it has also been in the industry for 50 years.

Pushing the boundaries

It only takes one spark of genius to revolutionise an industry and you need to look no further than at concept cars to see how new technology and innovative designs can change an age-old sector.

“Visionaries frequently return to the drawing board to develop radical designs that change the fundamental ideas of how a car should look and perform. So, why can’t the same be done for our homes?” asks Dato’ Azmir.

In a bid to transform the homes in Malaysia, Sime Darby Property has introduced Concept Home 2030 (“CH2030”), an initiative which aims to reinvent how homes can be designed and built in the future. It is a platform that allows architects and visionaries to engage and exchange solutions with industry experts, consumers, and the public to turn great ideas into designs, and great designs into prototypes.

“For years, our homes have been designed based on the ‘form follows function’ principle and the ideas have remained stagnant. Just look at our terrace homes to see how much the industry needs to be jolted from this lack of progress,” said Dato’ Azmir, adding that the pandemic has raised some pertinent questions regarding our homes.

“We have been pushed to rethink how we design and build our houses. Are our homes flexible for diverse use of space and functions? Can they adapt to climate change? Can they be built differently? These are the questions that we want to address through this initiative,” he said.

CH2030’s goal is to challenge the way we think about homes by exploring themes in relation to the four pillars of the initiative namely Sustainable Solutions, Modern Methods of Construction, Tech-Infused: A Home Brain, and Modular Expandable & Customisable, Dato’ Azmir added.

Going circular

As a proponent of the Environmental, Social and Governance (“ESG”) principles in its business, Sime Darby Property is aware of the positive impact it can, and has made, in the industry as well as for the communities and the environment. The company sees itself as a Force for Good, and continuously delivers on its sustainability agenda, which is demonstrated by its 2030 Sustainability Goals that align with the United Nation’s Sustainable Development Goals.

Dato’ Azmir added: “As the nation’s pioneer property developer, we have the responsibility to maintain a scorecard on how we manage ESG for our business and stakeholders. Sime Darby Property has placed sustainability as a hallmark for its business, as well as a signature element in all that the company stands for and achieves.”

He believes that property developers should be more circular in their developments and townships, a concept that will be tested via Sime Darby Property’s Project Arc at Taman Subang Ria in Subang Jaya, Selangor. This initiative is recognised as the backbone for sustainable development, with the project earmarked to define a new era of community placemaking and bring joie de vivre to the township.

By designing a circular development that is sustainable post-occupancy of a township, property developers can ensure that communities use recyclable, shareable and replenishable resources to stop the linear model of produce, consume and discard. These principles create a closed-loop ecosystem, with equitable access to resources, while supporting new economies that are productive and not extractive.

“When we prioritise a sustainable and circular development, property developers can start from early-market engagement to deliver solutions that support the sustainability agenda which fulfils the needs of our communities,” said Dato’ Azmir.

Bold, innovative ideas

When Tesla first introduced its battery packs (now called Powerwall) in 2012, many critics were sceptical of the claims that homeowners could ‘store electricity for solar self-consumption, time of use load shifting, and backup power.’ As of November 2021, the company has installed over 250,000 units of the residential home battery pack globally, and the idea is now hailed as one that is revolutionary towards mitigating the effects of climate change.

Dato’ Azmir believes that such innovative idea needs to be incorporated in Malaysian homes, to make them sustainable, adaptable, as well as technology-driven – and CH2030 will provide the right platform to test these new technologies. “You can imagine how much good we can make if we start generating our own electricity and go beyond relying on the grid,” he said.

Bold ideas in the construction field are aplenty, for example, the prefabricated construction or “prefab” method which is transforming the industry in the more developed parts of the world.

“The components are made off-site in a factory, which are then transported and assembled on-site to create a structure. This method is proven to streamline the construction process and reduce waste, and yet it is not practised here. There are reasons for this and why the economics doesn’t work but we must change that,” said Dato’ Azmir.

The convergence of technology is capable of revolutionising the industry, with innovative solutions such as Augmented Reality (“AR”) which lets project managers inspect jobs without having to be on site. It enables collaborations between multiple stakeholders, allowing them to visualise changes and their effects on a project in real time.

Besides AR, advancements in the 3D-printing technology is speeding up the manufacturing processes for construction equipment and materials, which can possibly reduce the cost in the long run.

“Consequentially, such technology may help reduce the development cost which can be accrued to benefit the property buyers in the future. We must remember that at the end of the day, how and why we develop these future-proof homes are to benefit our most important stakeholder – our homebuyers,” said Dato’ Azmir.

Designing the future

They say that the best way to predict the future is to invent it, so when better to design the way of living for tomorrow than now?

Sime Darby Property is always on the lookout to incorporate smart elements in its developments, in preparation for a sustainable future, and CH2030 provides a great starting point to achieving that vision.

Dato’ Azmir hopes that the CH2030 initiative will encourage the industry to work together in building homes of tomorrow for the future generations.

“The ideas, technology, vision and capabilities are emerging and are in use in some parts of the world. Now, more than ever, property developers have the opportunity to rethink the ideal home of the future and push the possibilities to the next level.

“We cannot rest on our laurels especially when we know that we can do better as an industry and Sime Darby Property’s CH2030 is dedicated to pushing boundaries with futuristic, inspirational ideas that will disrupt the way we design, develop and build homes of the future,” he said.

Discovering the Homes of the Future

In August 2021, Sime Darby Property partnered with the Malaysian Institute of Architects (“PAM”) to organise the Concept Home 2030 Competition (“Competition”) to challenge visionaries in the built realm to redesign the quintessential Malaysian terrace homes.

The Competition received a total of 171 registered participants which marked the highest number of registrants in the history of PAM’s competitions. A total of 10 registrants have been shortlisted to move into the next stage namely: Area Architects Sdn Bhd; Arkitek Oma Sdn Bhd & Shah Architect; Arkitek Seni Kenyalang Sdn Bhd; B.F.K/Chaw Boon Kit; Cheong Gin Yong Architect; Cipta Teguh Architects Sdn Bhd; Min Wee Architect; Qhawarizmi Architect; RE Design/Boon Zi Yang and Veritas Architects Sdn Bhd.

Participants were pushed to reimagine how life could be in 2030, and to express their vision through the design of a conceptual future home that is modular, innovative, smart, and sustainable.

A number of impressive submissions show excellent potential in disrupting the industry namely ideas such as gamifying property-owning experience using blockchain, and innovative construction methods that are expandable and customisable to evolving lifestyles.

The Competition is currently in Phase 2 during which the finalists will have to prepare their presentation to best showcase the concept after the workshop with industry experts for the final submission. The Competition also features a ‘People’s Choice Award’ where the public can now vote for their favourite submission(s) at https://concepthome2030.simedarbyproperty.com. Winners of the competition will be announced during a live event on 22 January 2022.

iProperty – Sime Darby Property reimagines the future of Malaysian homes through ‘Concept Home 2030 Competition’

ARA DAMANSARA, 25 Aug 2021 - Imagine the quintessential Malaysian terrace home.

Sime Darby Property intends to seize the opportunity to envision life in the future by reimagining how we will live.

Sime Darby Property’s history in revolutionising home design and bringing new ideas before its time was conceptualised over a decade ago through its ‘Idea House’ – a ‘carbon-neutral concept dwelling’ for sustainable housing which was the first of such a concept in Southeast Asia.

Says.com - Local Property Developer Wants To Change The Way Terrace Homes Are Designed In The Future

12 Jan 2022 - For most of us, owning our first home is a key milestone in life. We spend time looking for the perfect home — one that best suits our requirements.

But as time passes, our needs evolve as well. Can our homes adapt to our ever-changing lifestyle then?

In a recent IG Story poll by Sime Darby Property, 64% of Malaysians want their homes to be able to reduce carbon dioxide. Meanwhile, another 63% want to see homes that allow more personal space over gathering space.

These results show that Malaysians are open to innovations in home designs. From assemble-it-yourself houses to homes that operate with a 'tech brain', these ideas are now becoming more plausible.

Nevertheless, terrace homes in Malaysia have yet to make a lot of progress in responding to the shifts in consumer needs, global trends, and climate change. It's high time that Malaysian architects and homeowners reconsider the typical terrace home to ensure they can keep up with the changing times.

That's why Sime Darby Property has launched Concept Home 2030, a trailblazing initiative that aims to reimagine how homes would be designed and built in 2030

The initiative aims to push the limits of conventional terrace houses by focusing on four key pillars — sustainable solutions, modern construction methods, modular designs that are expandable as well as customisable, and AI or tech-infused homes.

From determining whether terrace homes can be versatile enough for functional spaces, to properties that can adapt to climate change, these are some of the issues that Concept Home 2030 wishes to address.

By creating a platform that allows industry experts and consumers to exchange innovative home ideas that can be turned into prototypes, the Concept Home 2030 initiative encourages the industry to work together in building homes that are better not only for Malaysians, but also for the environment.

In August 2021, Sime Darby Property worked with the Malaysian Institute of Architects (PAM) to launch the Concept Home 2030 competition, which saw some of the nation's best architects participating to envision how homes would look like in 2030

The competition challenged these visionaries to design homes that can radically shift how future homes would be built.

Receiving 171 registrations, including some of the best architects in Malaysia, Concept Home 2030 marked the highest number of participants in the history of PAM's competitions. Many of the participants explored different themes in their designs — smart technology, circular ecosystems, and adaptability to climate and human needs.

In fact, 10 Malaysian architects have been selected as finalists in the competition, all of whom proposed groundbreaking concepts that push the boundaries of conventional terrace homes

From a modular house concept that embraces nature and promotes elevated living, to a prototype that can be easily expanded and customised to suit a growing family's needs, the 10 finalists are now featured on the Concept Home 2030 website.

A panel of jurors will be determining the final winning idea at a live judging event on 22 January 2022.

Apart from this, the finalists will also be vying for another prize — the People's Choice Award, which will be determined by your votes!

Want to have a say in what future homes could look like? Then vote for your favourite designs on the website before 22 January 2022!

The design with the most votes will win the People's Choice Award — which doubles as a signal to developers on what Malaysians are looking for in their future homes.

Whether you're looking for homes that are more eco-friendly or homes that can potentially manage house chores for you, you'll finally get to have a say by choosing your favourite design. And perhaps, it might just get turned into a prototype!

All in all, Sime Darby Property hopes that Concept Home 2030 will challenge the norm, adapt to ever-changing needs, and reimagine the way we live in the future

Sime Darby Property's Group Managing Director, Dato' Azmir Merican said, "The principle of 'form follows function' has served our society for generations, and that needs to change. To shape the future of how we live, we must discover trailblazing ideas from visionaries of the built realm, and that is what Concept Home 2030 aims to achieve.

"Where better to start this paradigm shift than with the quintessential Malaysian terrace homes? The biggest challenges for these homes have always been the cost incurred and their lack of sustainable features. Here, we aim to discover terrace homes which can be built efficiently with flexible use of space and allow functional versatility in homes.

"Through this competition, we want to see the vision of tomorrow's homes in-built with sophisticated technology and features that can improve quality of life and enhance productivity."

Can't wait to find out what are the top 10 groundbreaking ideas proposed by some of Malaysia's brightest architects? Head over to the Concept Home 2030 website and vote for your favourite now!
